What to look for before you sign a lease.
Does the rent include heat, water and gas?
Are there hook-up fees you will have to pay?
What about appliances (dishwasher, disposal, etc.)?
Where are the laundry facilities? Do they cost extra?
Is the apartment furnished? Is there an option to pay more to get furniture?
Is the lease for an academic or a calendar year? If it's a 12-month contract, can you sublet the apartment in the summer?
Is there a charge for each additional person living in the apartment?
What happens if you break the lease? Is there a fine?
You will probably have to pay the landlord a security deposit, which will be used to pay for any damages to the apartment when you move out.
As the tenant, what do you need to do to make sure that you get back your entire deposit?
How much is the security deposit?
Is there an additional deposit if you have a pet?
Does the landlord behave professionally? Are repairs made in a timely fashion?
Do the doors have dead-bolt locks?
Do the windows open, close and lock?
Is there enough heat and hot water? (Test by running the hot water and checking how quickly it heats up.) Is there enough water pressure?
Are there any spots on the ceiling from leakage?
Is there any evidence of roaches?
Does the apartment have a smoke detector?
Are any repairs needed prior to moving in? If so, have them noted in your lease, along with a schedule for completion.
Are the hallways, entryways and grounds clean and well lit?
Are the laundry facilities and parking lot in good condition?
What kinds of trash removal facilities are provided for the building?
Is the neighborhood safe? Would you feel safe in your neighborhood at night?
Where is the nearest fire station and police department? Check with your local police department for information on the frequency of criminal activity.
How close are you to school and/or work?
Are there public transportation stops close by?
